A clean roofline can be marked surprisingly quickly by dark streaks, white deposits or rusty-looking marks beneath a flashing. So, what causes flashing stains? Usually, the visible mark is not a fault in the flashing alone. It is evidence of water carrying dirt, minerals, corrosion products or residue across a surface, then repeatedly drying in the same place.

What causes flashing stains on roofs and walls?
Flashing stains generally develop where rainwater runs over, behind or off a roof junction. The colour and position of a stain offer useful clues. A narrow, straight streak directly below a joint may point to water escaping at a lap or fixing. This is more likely where ventilation, insulation and vapour control layers have been altered as part of a refurbishment.
Condensation-related staining may not follow a clear external runoff line. It can be intermittent, more visible in colder months, and accompanied by dampness at internal or concealed areas. Where this is suspected, cleaning or resealing the external flashing alone is unlikely to provide a lasting answer. The wider construction build-up should be assessed by a suitably experienced professional.
Installation residue and surface damage
